This week I am starting a weekly recap of my Real estate business and how I am working on it for two reasons 1) accountability 2) learning.
The week started with Oct 27 after I put my two kids in school I started connecting with old leads from my CRM.
The second day Oct 28as well I did the same. I looked for the expired and withdrawn listings in Clifton and created a letter to reach out to them providing value and introducing myself. In addition I created a flyer to hand out to people in Belleville around the home that had I had hosted the previous week. In the night I went to my brokerage which is 3 minutes away from my home and printed out the letters. Before that in the afternoon I had a target run wherein I got Astro bright white paper and yellow envelopes because the idea was to use this paper to reach out to expired and withdrawn listings using Canva and Chatgpt to create a working promotional material. You have to remember I also have to pick up kids and feed them and make dinner.
But then I used to do all this while I was working full time, when I was pregnant so this isstill amazing. No complaints.
On Wednesday October 29 After dropping off the kids to school I went to the post office and dropped off the three letters that I had created to reach out to expired and withdrawn and then drove to Belleville like a maniac and dropped off flyers door to door that I had created and dropped them in the mail box. In addition I also called For Sale By Owners and For Rent by Owners and managed to gather one appointment for tomorrow October 30.
On Thursday October 30 was a very heavy rainy day. When I dropped off my son the rain was still bearable and none when I went to pick him up but my daughter ohhhh…. the rain and to top it we didn’t have an umbrella on hand. It was horrible but both our jackets were drenched. I don’t know how it was for her in school now that I think of it. I should have been more mindful. But near her school during drop off time there is no parking so we have to park far. And I made a mental note to buy an umbrella which to date I have not bought. Anyways with that rain I kept the appointment and went to the rental looked at it had a chat with him and headed back without pitching to him. Why? I am like that. I know I need help and I thought my Team Leader asked me that if you sign a certain agreement then we can accompany you to the meeting. But I have asked and now they are asking me to go alone on my appointments. I mean what was the deal right. You help me secure a deal because you will also get a portion of the payment if I close it right…. I want to scream that out loudly but I am unable to. Anyway, I went made a note and came back drenched again. I got drenched three to four times that day. And the mental note of all that was so much on top of the fact that I was not on talking terms with my husband for almost two weeks I ended up having a pizza night that too driving and getting it myself. No worries. Kids fed I am happy. Mind you I also had a Lab work done this day. So this was the day I did all the leg work. And I have noticed this they day I work the most I am able to complete a lot of the tasks.
On Friday October 31 was Halloween. I am ashamed to say this is the first Halloween I did not get the costumes. I sent my son in his school uniform and the teacher had written a note to come to school in costume. I still messaged the teacher and texted her that he will wear the uniform in school and to help him if needed. And my daughters costume also was not upto mark. I also had to go see her at the parade and I missed it. Sometimes I wonder and think I am not very diligent with my daughter because for my son i was always there for his firsts and in my defense Real estate made me forget it. Because Friday I did cleanup of my entire CRM arranged and created promotional campaigns for the two open houses I was going to host that weekend and I genuinely forgot. Will the mother in me feel guilty. I do tremendously. I also applied to jobs in QA and QC as my unemployment income is coming to an end in a month. Then that evening I took them out to trick or treating and also to my brother’s place in the cold outside because around my place all the doors were apparently closed for Halloween. A few doors had no Candy sticker outside. But there was this one lady sitting in her wheel chair the first one who gave the candies to the kids and also a quarter to each of them.
On Saturday November 1 was Labh Pacham a day that is very auspicious for us as Indians to start a business. I also ended up having a second listing appointment for a For sale by owner (FSBO) in Elmwood Park. A man selling his mothers property after her demise, selling for a bargain deal. I don’t think I was able to pitch herein as well…. but the discussion with the man was plesant. This is the day I hosted an Open House in West Orange a short sale just short of 1 Million. And empty huge house needed some TLC (Tender Loving Care). But what a beautiful home. And an even beautiful and quite neighborhood. I was hosting an open house for another agent’s listing. That is how we as new agents get potential business. So this is what I need to share the listing agent had the audacity to ask me to submit the sign in sheet. It is a given that if I am hosting an open house for you I am going to keep the leads so this was very sly of her but I kept it to myself. And this house hosting was not fruitful except the agent contact that I made potentially and saw how an agent talks to their client a bit. Also want to mention that the house had no lights and for such a big house or a house that’s vacant for a long time one question to ask is has the house been wintered down. That evening I went to Akshardham with my two kids because husband didn’t want to come and the discussion that went in my mind then was very different and there is a lot I ask and question but that evening, I understood a lot but most importantly in the fight between the two adults those who suffer are the little souls.
On Sunday November 2 I had a second house to host an investment property in East Orange. This was the week I got to host both ends of the oranges. This one was more average middle classes I believe renting out in homes owned by other investors who make a ton of money and the property I hosted was a three floor property where the investor was selling off the property. Only one person came there and this one also came with their realtor. So all in all I had two appointments this week, mailed three expired, send out flyers to 25 and called around 10 FSBO and hosted 2 open houses. This was a great week in Real estate and I know I will get closings in time but I want to leave this here in time to look back at the time when I really got serious about Real estate.
And there is a back story to it. My unemployment income got stuck prior to this so I had to get up. There was no other way. I know it does not pay immediately but I had to get up and get started and this was me making all the effort I could to get started. It is still difficult for me because it is taking a lot of effort but I am trying.
